Departments involved in house building | Graana.com Blog

House building is a very lengthy process that involves much time, resources, and hard work. When you construct a house, you need help from different departments. In Pakistan, there are several departments involved in house building. These departments ensure the proper construction of the building and help you throughout the house building process.

In this informative blog, we bring you a list of departments involved in house building.

So, let’s get started.

Punjab Land Records Authority (PLRA):

The first department that is very crucial in house building is PLRA. It is a regulatory body started by the Government of Punjab. The primary objective of this department is the computerization of land records in Punjab province for bringing about a qualitative change in people’s lives.

With these initiatives, the Government will improve service delivery and enhance the perceived level of tenure security. Punjab Land Records Authority has been set up through PLRA Act-2017 under the Board of Revenue, Government of Punjab.

In Pakistan, many people are scamming people and taking away their land. Some people build houses on illegal grounds and sell them to innocent people. To stop such malpractices, Punjab Land Records Authority is taking many initiatives. They are working on a futuristic approach to transforming manual land records management into an efficient, accountable, secure and transparent system through integrated technology solutions.

Capital Development Authority (CDA):

The next department that is involved in house building is the Capital Development Authority (CDA). CDA is a public sector organization whose main objective is to provide municipal services in Islamabad Capital Territory.

The CDA was established on 14 June 1960 by executive order entitled Pakistan Capital Regulation. In 2016, almost all the CDA’s municipal services and departments were transferred to Islamabad Metropolitan Corporation.

Some of the activities managed by the CDA include:

  • Building Code Standards.
  • Environment Standards.
  • Public Safety Standards.
  • Maintenance
  • Local Roads Maintenance and Repair Work.
  • Public Infrastructure Maintenance.
  • Garbage Collection
  • Developer and Planner
  • Further expansion of Islamabad, Future planning
  • Township

Islamabad Electric Supply Company:

Utilities are essential when you construct any building. Without proper utilities, the value of the building will decrease, and you will not be able to live in the building with peace.

For the proper electric supply in the capital, you will have to get the services of Islamabad Electric Supply Company

IESCO was formed in 1998 to take over the assets, functions, and responsibilities of the Islamabad Area Electricity Board. In earlier years, it was a division of WAPDA. The primary objective of IESCO is to supply, distribute and sell electricity in the area from Attock to Jhelum and from the river Indus to River Neelum in Kashmir.

The company’s main objective was to acquire/take over those properties, rights, and liabilities of Pakistan Water and Power Development Authority, an administrative division formerly known as the Islamabad Area Electricity Board (AEB)and expand and extend the business and activities.

You will need this department while getting your power supply for the building. The department will be responsible for the installation of your meter and your monthly billing schedule as well.

Sui Northern Gas Pipelines Limited (SNGPL):

Like electricity, Sui gas is also crucial for house building. Without gas, you will not be able to cook food and get hot water in the house. SNGPL was incorporated as a private limited Company in 1963 and converted into a public limited company in January 1964 under the Companies Act 1913 of British India, now The Companies Act 2017 of Pakistan, and is listed on the Pakistan Stock Exchange. SNGPL provides gas to 16 regions, and it has 5.3 million consumers.

Water and Sanitation Agency (WASA):

Water, like other utilities mentioned above, is crucial for the house building process. WASA came into being in 1976, and its primary objectives are the planning, designing, development, and maintenance of the water supply sewerage and drainage system in Punjab.

WASA has to deliver a safe, reliable, and efficient water supply to satisfy the demand of all sectors.

The Provincial Government allocates a share of property tax. The Government approves the budget and increases user charges of Punjab. The sanction of expenditure and procurement is carried under the financial rules of the Government.

The breakdown of duties of WASA are given below:

  • Rehabilitation and augmentation of the existing system.
  • Operation and maintenance of water supply, sewerage & drainage system.
  • Billing and collection of all rates, fees for the services provided to its consumer.
  • Undertaking bulk production, filtration/treatment, transmission, and retail distribution was purifying of water.
  • Collection, pumping, treatment & disposal of sewage & industrial waste.
  • Enforcement against defaulters and unauthorized connections etc.
  • Short-term and long-term planning for tapping additional water sources & its implementation to meet water supply and sewerage demand projected.

Natural DIY Tips to Keep Your House Cool This Summer

Post Views:

As the days are getting hotter by the day, you are most likely to crawl in front of the air conditioner (AC) or the fan. However, these are not the only two options available to keep yourself cool. There are plenty of other ways you can beat the heat without breaking the bank with the electricity bill.

Graana.com brings you ways you can keep your room cool in the summer without AC.

Shut your blinds

Sometimes the smallest tips and tricks can make the greatest difference. A simple tip of shutting the blinds during summers or a heat wave can bring phenomenal difference. According to Family Handyman notes, about 30 percent of heat can be blocked from entering the house if the blinds are kept close. It will act as an insulator and help keep the house cool. As per statistics, this tip helps cut down electricity costs by 7 per cent and lowers indoor temperatures by up to 20 degrees.

Change your bed sheet

This may be the simplest trick that can instantly help you feel cooler in summers. Changing your bed sheet from time to time will not only inject new life into your room but it will also aid in keeping it cool. Materials such as flannel sheets and fleece blankets may be excellent choices for your room, but a more breathable material like cotton will be the more appropriate choice for the warmer months. If you want to further invest in a pillow, you can opt for buckwheat pillows. Buckwheat hulls have air space between them that allow air to pass through even when they are packed together. They do not cling to your body like the  conventional pillows, hence, proving to be an effective option to keep your living space comfortable.

Adjust your body temperature

For thousands of years, mankind survived without air conditioners or fans. If our ancestors were able to live comfortably, so can we! You can opt for natural DIY ways to keep yourself cool. The answer is to adjust your body temperature instead of changing the surroundings. You can try staying hydrated or have summer drinks to help lower your body temperature. Another trick is to frequently wash your face or take baths to cool yourself. You can even try keeping a bowl with cool water to dip your feet in it to feel comfortable during the night.

Let the air flow

As warmer days come closer, we close our doors and windows and cocoon ourselves inside our rooms in hopes of sheltering ourselves from the scorching heat. While that may be the obvious thing to do, try doing the opposite. Once a day, try opening the doors and windows to allow the air to flow. Not only will it ventilate the place and invite fresh air into the room, it will also create a refreshing ambience. This is not to say that opening windows will essentially keep you cool, it will help in creating a pleasant atmosphere. But for most of the day, the practise should be to keep the doors and windows closed to allow maximum shielding from the outside.

Keep plants indoors

The magic of plants is underrated. Plants are great to spice up a door or decorate your balcony. Plants are also beneficial for health because they take in toxic carbon dioxide and release oxygen which purifies the air. Gardening is also a great hobby to adopt to keep yourself busy indoors when going outside is limited. What you can essentially do is bring some plants inside during summer as they act as coolants by absorbing heat. This lowers the temperature of the room and makes it bearable during the day.

Analysing the pros and cons of renting and buying. Which is better? | Graana.com Blog

Post Views:
7

As 2021 unfolds ahead of us, we all wonder whether it is suitable to buy or rent a house. It is natural to feel overwhelmed by the indecision of renting vs buying/owning a house debate. Though both sides have strong points, it entirely depends on ones’ personal choice. Your financial choice may not appeal to someone else. Moreover, buying or renting a house has many other factors that need to be considered, such as personal readiness, housing preferences and needs, financial willingness, the real estate market, etc.

Many people believe that it is clever to buy a house rather than renting one. However, it is the opposite that benefits individuals. Both; renting and buying have their pros and cons. Thus it is important to make your decision wisely after keeping in mind considerable factors important to you.

Renting is mainly taken as a stigma of being “a huge waste of money.” But to tell you, the truth is there are times when renting a house makes financial sense since it comes with low, upfront cost alongside other flexible aspects.

On the contrary, buying a house is an expensive investment that most people think. Hence, it is financially sensible to rent a house if you can’t afford to buy one.

Pros of renting

Renting costs less money. Renting is cheaper than buying a house simply because purchasing a house requires high upfront costs. When renting a house, the total amount (including the security deposit) is much less than the down payment required for buying a house. Typically, a 20% down payment is needed to buy a house. Furthermore, buying a house comes with other expenditures such as property taxes, home inspection, insurance premiums, etc. if your savings are not enough to buy a house, it is better that you opt for renting one.

Renters are advantaged since they do not have to take care of certain things compared to the home buyer, such as repair bills, etc., the landlord is responsible for these tasks. As a renter, you know how much you will be spending at the end of the month, making your budget run smoothly.

  • Limited responsibilities:

When you own a house, you must keep your house in good shape. However, renters don’t need to deal with the maintenance of the house since the property owner deals with it. So, when renting a house, maintenance costs and repairs bills are not your responsibility.

Another advantage is that you are free from paying property taxes which, let’s face it, is a financial burden.

Renting is a cheaper option than buying a home, especially in places where there are high prices. In such areas, it is nearly impossible to buy a house because of the high market price. Hence, renting a house that is not affordable to own a property is a wise move.

Rental prices are less than mortgage payments. If you don’t have enough savings to pay a 20% down payment, then there is no point in buying a house. This is why renting a house seems to be an attractive option instead of buying a house.

Another pro of renting a house is that it becomes easier to pack and move out if there is a better housing option near you. Having a mortgage is makes it very difficult to move since you have to take care of property matters first. On the other hand, a homeowner has to find a buyer first to buy their property.

If you are a renter, you only need to provide the owner with the required amount of notice and prepare to move out. This makes renting a better option for people who don’t plan on staying at one place for the long term.

Cons of renting

  • You are not building equity:

When you rent a house, you are not building your equity. When you move out of your rented house, you only take the things that belong to you. Whereas when buying a house, you as an owner build your equity which is a long-term investment.

Some property owners/ landlords ignore the repairs that are needed. Repairs such as leakage, sewer line problems, AC breakdown, etc., make a challenging environment for living.

Being a tenant, the property owner decides how much you have to pay him rent. Your landlord may increase the rental price by the time your agreement comes up for renewal.

  • Restrictions on renovations:

A drawback of renting a house is that you have to follow specific rules laid out by the property owner in the rental agreement. This limits your freedom to use the property. Thus, you can’t change the property according to your preferences or requirements. For instance, some apartments have a “No Pets” policy.

Pros of buying

Buying a house gives you a sense of financial stability. Having your property means that you are not accountable to meet the deadlines of paying rent, you don’t have to move out of your owned property, and you don’t have to worry about the increment of monthly rent. Even buying a house instalment is a suitable option because the monthly or quarterly instalment remains the same.

If you want to start a family, buying a house is a wise idea. You can always start from a smaller place and make your way towards a bigger house once you have saved enough.

  • Opportunity to generate income:

Owning a house is a great way to make income by putting it for rent. If you have extra space, you should rent it out and earn extra cash while maintaining ownership.

Buying a house is a considerable investment. Despite being a massive financial decision that has its advantages, it also provides a sense of empowerment.

If you own a house, you do not have to deal with third parties or landlords. You are free to make your own decisions about your house. If you wish to move, you can sell the property and buy another one.

Cons of buying

  • Requires substantial savings:

Though it may seem easy to buy a house, it is essential to remember that buying a house requires a hefty amount of money. Whether it is instalments or paying a mortgage, you still need to pay at least 20% of the entire cost as a down payment.

Not just that, there is a lot of paperwork when buying a house as compared to renting one, such as sales deed, change of ownership, property insurance, and many other. Moreover, the owner of the house has to pay property tax.

The value of a house or a building decreases over time for many reasons, such as old construction style, outdated layouts, wear, tear, etc. Thus, to flip the house for profit, you need to invest money and time for upgrading it. Moreover, the location of your property also plays a vital role since the value of the property located in popular areas doesn’t decrease compared to other areas.

  • Cost of maintenance and repairs:

Owning a house isn’t just that; it comes with many responsibilities. Even if you buy a new house or an old one, you are bound to pay maintenance costs whatsoever in the first months of purchasing a house.

From pipe leaks to light fixtures, homeowners have to maintain all these repairs by themselves.

Buying a house has less flexibility in terms of job hunting. If you own a house, you can’t explore new job opportunities in different cities. Renters can quickly move out by giving their landlord a notice whereas, the homeowners have to go through a detailed procedure to put their house up for sale. They also have to be patient for a buyer to visit their property and then negotiate the price before making a final decision. This is a long process that takes a few months.

To conclude, both; renting vs buying a house have their advantages and disadvantages. Keeping in mind your financial situation, you can always make the right choice. However, it is not just about the money. You also need to analyze your personal goals while deciding to buy or rent a house.

Having a house of your own is one of the biggest blessings of one’s life. After a hectic and tiresome day, a place that you can call a home is indeed bliss. In Pakistan, many people prefer living in 3 marla houses due to various reasons that will be further discussed later on in this piece.

In this blog, we bring you different 3 Marla house design in Pakistan that are perfect for nuclear families.

So, let’s get started.

The basics…what is Marla?

According to Wikipedia, a marla is a traditional unit of area used in India, Pakistan and Bangladesh. The marla was standardized under British raj to be equal to the square rod, 272.25 square feet, 30.25 square yards, or 25.2929 square metres. As such, it was exactly one 160th of an acre.

Advantages of a three marla house:

A 3 marla house comes with its own set of advantages, making it ideal for Pakistani families.

Some of the significant pros of living in a 3 marla house include:

Smaller houses come with smaller price tags. If you are tight on the budget but still want to have a place of your own, a 3 marla house is perfect for you and for all the right reasons.

Bugger houses come with higher price tags, making it difficult for middle-class families to purchase such a property. In such cases, a 3 marla house can act as your saviour.

Graana.com has a massive selection of 3 marla house listings in all the major cities of Pakistan. To learn more about these hot selling listings, visit Graana.com.

It is easier to finance a smaller house. Many banks and other financial institutions in Pakistan provide house financing to people with easy terms and conditions. Funding for bigger houses is relatively difficult to obtain, and the rules, regulations and monthly instalments are more.

If you want to build your own three marla house in Pakistan, that too with the help of external funding, banks are a good option for you because they are convenient and easy to pay off.

Smaller houses are energy efficient. Unlike bigger houses, a three marla house is easy to maintain in terms of energy efficiency. A tiny house is easy to heat during winters and cool during summers. This means that at the end of the month, you will have to pay lesser utility bills.

In short, a small house can help you save money every month, which is very important.

Tiny houses come with little maintenance costs, and even if you incur maintenance costs, it is still way cheaper than the maintenance costs of a big house. For instance, a smaller home will cost you a fraction if you want to paint the house. Similarly, you will have to pay less for fixtures and other house renovations. If you don’t like spending too much on maintenance and renovations, a smaller house might be more suitable for you.

A smaller house is straightforward to manage. You do not have to worry about deep cleaning and organization all the time. It will take less time to clean out the entire house, and you will be left with much spare time to spend on yourself.

If you are a busy person who does not have time and help to clean out and organize the space,  a three marla house is perfect for you.

It is seen that smaller houses are cosier and more welcoming as compared to bigger places. The proper cooling and heating systems in a small house add more homey feels to the entire space.

Simple decor, proper lights, and suitable temperature add more beauty and warmth to your 3 marla house.

When you move into a 3 marla house or construct your very own 3 marla house in Pakistan, you downsize a lot. 3 marla is small, and many things can make it look smaller, stuffed and cluttered. Wise people minimally decorate their 3 marla house and make it look spacious and open.

Also, when you own a smaller house, you keep things you need the most and get rid of things you do not need. This thing helps you in decluttering and gives you peace of mind.

The bedroom comes with an attached bathroom and a patio. A patio is an outdoor space generally used for dining or recreation that adjoins a residence and is typically paved.

The third-floor plan is perfect for plots that are elongated and come in a rectangular shape. This 3 marla house front design starts with a car porch that opens directly into the house. On the left side of the porch, there is a drawing-room. Then, a sitting area in a house can be used as a dining area and place where the family members can sit and spend quality time. Over the past few years, there has been a noticeable rise in Pakistan’s real estate. Property prices in major cities in Pakistan, especially in Islamabad, have doubled since 2010.

Many people/individuals are starting to jump on this trend of buying property since it is an excellent investment if made keeping in mind certain factors. If you are interested o hop on this trend of real estate and want to know how you can make an investment the right way, keep reading!

If you are searching for a house in Pakistan, you must take all the procedures such as where to invest, how to buy a safe property in Pakistan, etc. Once you are aware of all these aspects, it becomes easier for you to maintain your property business efficiently.

Here is a simple process of buying a house in 2021.

Location

Location is an essential factor here, depending on the price and facilities of properties in Pakistan. Therefore, the best way to invest in a property is to look for a location, which has great importance holistically. Moreover, a mainly located place with a possibility of incrementing its current value is also an essential factor.

Major cities like Lahore, Karachi, and Islamabad are Pakistan’s top-rated cities in terms of trade, business, entertainment, etc. However, their property prices are also different from each other. Comparatively, Islamabad is the most expensive city than the other cities in Pakistan.

Coming forward to the house’s layout, it is essential to be mindful it can’t be changed or modified unless you have the budget for a home renovation. Therefore, when looking for a house, take a quick scan of the rooms and see if the rooms in the house are spacious and according to your preference. If the kitchen and bathrooms are small and congested, or the shape of the living room is not proportional, fixing it would cost you a fortune and thus become a hectic task. Furthermore, it is vital to check if the house has good ventilation.

Budget

What is your budget when it comes to buying a property? What facilities can you afford? How much to spend on agents, furniture, and other expenses? Thus, factors like your income, family expenses, and savings should be kept in mind when searching for a suitable property.

Type of property

The location of the property is the selling point. Usually, there are two aspects; one is the distance between the house to your workplace, school, and other basic areas such as grocery stores. The other element is neighbourhood. Is it a safe and secured place? Is it safe for children? Does it provide a suitable environment for raising your kids? Is it clean and well-maintained?

All these questions are answered once you visit the property. You can always make a list of specifics that you prefer in a certain location. Additionally, you can determine which location or area you would prefer to live in.

Property required

Make sure of how much land size you need depending on your budget. It is important to take professional guidance in this regard. This is where you incorporate the design and architecture map.

Contact a real estate agent

After you have done all the basic work, it is time to contact a good real estate agency or agent. Both have a personal relationship with other buyers and investors and are also well experienced. About 1 to 2 per cent of total property is paid to the real estate agent to provide property services.

Meet the seller

After you have selected your property, you may contact the seller directly. This will allow you to get all the important information and personal assurance from the seller. You can also make negotiations with the seller about the payment and documents.

You must visit the property with the owner. You shouldn’t seal a deal directly with the agent. Always ask your agent to schedule a meeting with the owner of the property.

Now, you need to verify the ownership of the property you have decided to buy by crosschecking the transfer letter with the NIC of the original owner.

Many agents try to fix a deal on their own by making excuses.

Once the price and payment terms are finalized between both parties, you pay the owner some token money. This secures the deal between the buyer and the seller.

Always ask for a receipt from the owner or agent about the token money.

Things to consider:

  • Token money must be in between 50k to 1 Lac.
  • You must have a copy of the transfer letter of allotment.
  • There should be a complete address and filer number of the property on the token receipt.
  • The token receipt must declare that the property doesn’t have any due payments or litigation.
  • The token money is counted in the total price of the property.

Stamp paper

Stamp paper is used to transfer property deeds under the supervision of a legal consultant. This is legal proof that can be used for future use and legislation. But, first, it is maintained with the seller. Therefore, it is important to mention all the details about the property and all attestations of important documents to verify two or more witnesses from both sides.

Registration and payment

After stamp paper, the buyer and the seller have to pay the registration fee. Then, one has to submit the property papers to a government office. Therefore, it is better to hire an expert if you are a novice to make your process smoother.

Pay via Bank Pay Orders

It is advised to avoid paying in cash. It is suitable to be via pay orders.

Here are some aspects to consider when it comes to paying for your property:

  • Each society reflects different taxation rules.
  • The 1% of commission of a total price must be given to the agent.

Are you looking into buying a house with little or bad credit?

This is a challenging task that requires dedication, a sense of responsibility, and commitment to have full ownership of your house.

Two golden tips that you need to consider:

  1. Buying a house is a long-term purchase. Hence, it would be best if you looking for a suitable neighbourhood where you want to settle.
  2. A requirement of saving habit, but well-budgeted expenditure can be good for early investment. Since buying a property comes with an upfront cost, there are other factors, such as down payments, monthly instalments, etc. However, there are many underlying expenses that you need to pay off as a homeowner.

Conclusion

To conclude, keeping in mind the factors mentioned above can help you in finding a suitable property. Having a list prepared of all the essentials is a great way to start. This will help you determine the layout of the house, but it will ease your process of meeting all your preferences and requirements such as good neighbourhood, location, etc.

Despite being a new house or a pre-owned flat, fixtures and fittings must be included with the purchase. It is a shock for many people when they ignore such things. For example, imagine finding out that there is a leakage in the ceiling, or the lights in your house don’t work. Thus, check the house for different fixtures such as damp spots, lighting, signs of pest infestation, and other problems many individuals overlook when they buy a house for the first time.
