House Construction Services in Lahore
Most families in Lahore build a house only once. The difference between a home that stays solid for fifty years and one that cracks in five is decided long before the first brick: by the drawings, the soil report, the steel and concrete specification, and the people on site every day. ACCO is an architecture, engineering and construction firm, so the same team that designs your home also builds it. Nothing gets lost between a separate architect, a structural consultant and a contractor who has never met them.
1. Turnkey house construction (design + build + finishing)
With turnkey construction you sign one agreement, approve one budget and deal with one project manager. ACCO delivers the complete house, ready to move in: architectural and interior design, structural and MEP drawings, society approvals, grey structure, plumbing, electrical, flooring, woodwork, kitchen, bathrooms, paint, lighting and landscaping. It is the most popular option for overseas Pakistanis and busy professionals because you get fixed scope, a fixed timeline and weekly photo and video progress reports. See our turnkey home builders service for details.
2. Grey structure construction
Grey structure is the skeleton of the house: excavation, foundation, damp-proof course, RCC columns, beams and slabs, brick masonry, roof, stairs, and the concealed conduits and pipes for electrical and plumbing. If you prefer to manage finishing yourself, ACCO can deliver the grey structure only, built to engineered drawings with cube-tested concrete and Grade 60 steel. Read more on our grey structure construction page.

3. Architectural design and 3D elevations
Our architects plan the layout around how your family actually lives: where morning light falls, how guests move through the house, how much storage you really need, and how to keep summer heat out. You receive floor plans, a 3D front elevation, sections, and a working-drawing set that the site team builds from. Browse our front elevation designs and modern house designs.

4. Structural and MEP engineering
Lahore falls in a moderate seismic zone, and many plots in newer societies sit on filled or soft soil. ACCO’s engineers design foundations, columns and slabs to the Building Code of Pakistan (Seismic Provisions) and size the electrical, plumbing, drainage and air-conditioning systems before construction starts. This prevents the most common problems we are called to fix in other builders’ houses: wall cracks, sagging slabs, seepage and tripping breakers.

5. Approvals: DHA, LDA, Bahria Town and other societies
Every society in Lahore has its own by-laws for setbacks, covered area, height, basements and boundary walls. ACCO prepares submission drawings to those by-laws and follows the approval through to the completion certificate, so your house is legal, insurable and easy to sell later.
6. Renovation, extension and finishing
Already have a house? We add floors, rebuild kitchens and bathrooms, waterproof roofs, replace electrical and plumbing, and fully refinish older homes. See our home renovation cost guide.
House Construction Cost in Lahore (2026-27)
Construction cost in Lahore is usually quoted per square foot of covered area, not per marla, because a single-storey and a double-storey house on the same plot have very different covered areas. The figures below are ACCO’s 2026-27 working ranges for standard-specification homes in Lahore. Your exact price depends on the design, basement, soil, finishing level and current material rates, which is why we give every client a written, itemised estimate after a site visit.
| Package | Rate per sq ft (PKR) | What it covers |
|---|---|---|
| Grey structure | 2,800 – 3,500 | Foundation, RCC frame, slabs, brickwork, roof, concealed conduits and pipes |
| Economy finishing | 4,000 – 5,000 | Basic tiles, standard fittings, local woodwork, emulsion paint |
| Standard turnkey (grey + finishing) | 6,700 – 8,800 | Complete ready-to-live house with A-grade finishing |
| Premium / luxury turnkey | 10,000 – 15,000 | Imported fittings, marble, custom woodwork, smart-home features |
Estimated total cost by plot size (standard turnkey)
| Plot size | Typical covered area | Grey structure | Total turnkey (standard) | Typical timeline |
|---|---|---|---|---|
| 5 Marla | 2,400 – 2,800 sq ft | PKR 67 – 98 lakh | PKR 161 – 246 lakh | 12 – 15 months |
| 10 Marla | 3,500 – 4,200 sq ft | PKR 98 – 147 lakh | PKR 235 – 370 lakh | 15 – 18 months |
| 1 Kanal | 4,500 – 5,500 sq ft | PKR 126 – 193 lakh | PKR 302 – 484 lakh | 18 – 24 months |
| 2 Kanal | 9,000 – 11,000 sq ft | PKR 252 – 385 lakh | From PKR 600 lakh | 24 – 30 months |
Ranges exclude plot cost, society fees and utility connections. A basement typically adds 15–20% to grey structure cost.
What drives your house construction cost
- Covered area and number of storeys. The biggest single factor. Double-storey with a mumty is standard for 5 and 10 marla homes.
- Basement. Needs excavation, retaining walls, waterproofing and often dewatering.
- Soil condition. Filled plots may need deeper or raft foundations. We always recommend a soil test.
- Steel and cement rates. Steel alone can be 25–30% of grey structure cost, and its price moves with the market.
- Finishing specification. Tiles vs marble, local vs imported sanitary ware, solid wood vs board. This is where budgets most often overrun.
- Design complexity. Cantilevers, double-height spaces, large glass and curved elevations add cost.

Building a 5 Marla, 10 Marla, 1 Kanal or 2 Kanal House
5 marla house construction
A 5 marla plot (about 25×45 ft) usually becomes a double-storey home with 3–4 bedrooms. Smart planning matters most here: open kitchens, built-in storage, a well-lit stairwell and a roof that is actually usable. ACCO’s 5 marla designs fit a car porch, drawing room, TV lounge and 3 bedrooms with attached baths within society by-laws.
10 marla house construction
The 10 marla house (about 35×65 ft) is Lahore’s most popular family home: typically 5 bedrooms over two floors, with a drawing-dining area, family lounge, kitchen, servant room and two-car porch. It is also where good design shows most clearly. See 10 marla house construction and our 10 marla house designs.
1 kanal house construction
A 1 kanal plot (about 50×90 ft) allows 5–6 bedrooms, a basement, a home office, a lawn and a high-impact front elevation. Most of our DHA clients build at this size. Learn more about 1 kanal home construction.

2 kanal house construction
Two kanal homes are bespoke residences: double-height entrances, family and guest wings, basements with home cinemas or gyms, and landscaped grounds. They need serious structural engineering and close project management. See 2 kanal home construction and our luxury home construction service.
Areas and Housing Societies We Build In
ACCO builds homes across Lahore and in other cities of Pakistan. We know the approval rules, site restrictions and working-hour limits of each society:
- DHA Lahore (all phases, including Phase 5, 6, 7, 8 and 9 Prism)
- Bahria Town Lahore and Bahria Orchard
- Lake City
- Park View City
- Fazaia Housing Scheme
- Gulberg, Model Town, Johar Town and Cantt
- Valencia, Wapda Town, State Life and EME
- Raiwind Road and Bedian Road farmhouses

Materials and Quality Standards
Every ACCO contract lists the materials and brands that will go into your house, so the quality you approve is the quality you get:
- Steel: Grade 60 deformed bars from branded mills, checked against delivery slips.
- Concrete: Designed mixes with cube tests for foundations, columns and slabs.
- Bricks: Class A first-class bricks, soaked before laying.
- Cement: OPC from established brands, stored off the ground and used fresh.
- Waterproofing: For basements, wet areas and roofs, with flood tests before tiling.
- Electrical and plumbing: Branded cables, breakers, PPR pipes and fittings sized by our MEP engineers.
- Supervision: A qualified site engineer, not just a foreman, supervising your house.

See current market rates in our building material cost guide.
Design-Build vs Hiring a Separate Architect and Contractor
In Lahore, most homeowners either hire an architect and a thekedar separately, or appoint one design-build firm. Here is how the two approaches compare:
| Factor | Separate architect + contractor | Design-build with ACCO |
|---|---|---|
| Responsibility | Split: each side can blame the other for problems | One company is accountable for design and construction |
| Cost certainty | Contractor prices after design; surprises are common | Design is developed against your budget from day one |
| Drawings on site | Contractor may improvise when details are missing | The team that drew the details builds them |
| Approvals | Often left to the owner | Handled by ACCO through to completion |
| Timeline | Design, tender and construction happen one after another | Overlapping stages shorten the overall programme |
| Communication | Several people to manage | One project manager and weekly reports |
7 Ways to Save Money on House Construction in Lahore
- Freeze the design before you start. Changes during construction are the most expensive changes.
- Get a soil test. It costs little and prevents over- or under-designed foundations.
- Keep the structure simple. A regular column grid and stacked walls reduce steel and formwork.
- Specify finishing brands upfront. An itemised finishing schedule stops budget creep.
- Buy steel and cement at the right time. We plan procurement around market rates and site progress.
- Design for the climate. Insulated roofs, shaded windows and cross-ventilation lower lifetime electricity bills.
- Do not cut corners on what you cannot change later: foundations, steel, waterproofing and concealed wiring.
Common House Construction Mistakes We See in Lahore
- Building without structural drawings. This leads to cracked beams, deflected slabs and costly repairs.
- Skipping waterproofing on roofs, bathrooms and basements. Seepage is the number one complaint in Lahore homes.
- Undersized electrical wiring that cannot carry modern air-conditioning loads.
- Building differently from the approved map, which causes problems at completion and when you sell.
- Paying ahead of progress. Payments should follow verified milestones.

House Construction Terms Explained
- Marla
- A unit of land area. In DHA Lahore and most Lahore housing societies, 1 marla is taken as 225 sq ft; the traditional revenue marla is 272.25 sq ft. A “10 marla” plot in DHA is therefore about 2,250 sq ft of land.
- Kanal
- 20 marla. In DHA Lahore, 1 kanal is about 4,500 sq ft of land (roughly 50×90 ft).
- Covered area
- The total built floor area of all storeys. Construction cost is calculated per sq ft of covered area, not plot area.
- Grey structure
- The structural shell of a house: foundation, RCC columns, beams and slabs, brick walls, roof and concealed conduits and pipes, without plaster finishing, flooring or fittings.
- Turnkey construction
- A complete, ready-to-live house delivered by one contractor: design, approvals, grey structure, finishing, fixtures and handover.
- Mumty
- The small covered structure on the roof that encloses the top of the staircase.
- Completion certificate
- The certificate issued by DHA, LDA or a society after final inspection, confirming the house was built according to the approved map.

How much does it cost to build a 10 marla house in Lahore?
A double-storey 10 marla house of 3,500–4,200 sq ft costs about PKR 98–147 lakh for grey structure and about PKR 235–370 lakh as a complete standard turnkey house, excluding the plot.
