We present via 3D architectural walkthrough with photorealistic rendering for every space. We revise extensively. This phase continues until you are completely delighted – no timeline pressure.
  4. Engineering & Detailed Design (2-4 months, concurrent): Once architecture is approved, our structural engineers design: advanced foundation system (pile or deep raft based on soil report), post-tensioned slab system for column-free and vibration-free floors across 30-40′ spans, moment frames or braced frames for seismic resistance, and connection details for steel or composite structures if used. Our MEP engineers design: electrical (multiple distribution boards, dedicated panels, generator integration, transfer switches), lighting (architectural integration, control zones, automation-ready), plumbing (oversized supply, multiple recirculation loops, water treatment (filtration, softening, RO, UV), drainage (sump pumps, vents, grease trap), gas (sizing for multiple appliances, backup generator, pool heater, outdoor kitchen, integration with gas utility or LPG storage), HVAC (chilled water or large VRF, central plant location, cooling tower location, fresh air handling with heat recovery, humidity control for spa, pool, wine cellar, art spaces), low-voltage and controls (BMS architecture, structured cabling backbone, wiring closet locations, WiFi coverage, security (perimeter, interior, CCTV, access, intercom), AV (whole-home audio, video distribution, home theatre electronics), elevator (traction or hydraulic, pit, overhead, controls, finishes). We also design swimming pools (structural, mechanical (pumps, filters, heaters, chlorinators), electrical (lighting, pumps, automation), and safety (covers, alarms). All systems are modelled in BIM at LOD 350-400, with clash detection across 20,000+ square feet. We produce complete architectural drafting for construction and permits (hundreds of sheets).
  5. Material Selection & Global Sourcing (2-4 months, may overlap): We present material samples: marble slabs (we can travel together to Italy, Turkey, or local yards, or view high-resolution images and videos), rare wood veneers and solid wood (source selections), stone cladding, tiles, bathroom fixtures, kitchen, hardware, lighting, automation interfaces, AV equipment, pool finishes, outdoor materials. For each material, we manage: sourcing, negotiation, purchase, payment, export documentation, shipping (sea or air), customs clearance, local transport, quality inspection, storage, and delivery to site. This is a significant effort – ACCO’s supply chain team works full-time on 2 kanal estates.
  6. Fixed Price Luxury Contract (10-20 pages): We provide a comprehensive fixed-price proposal covering every item: design fees (architecture, structure, MEP, landscape), engineering fees, all materials (imported and local), all construction labour, all finishes, all millwork, all systems (MEP, automation, security, AV, elevator, pool, water features, irrigation), all landscaping (plants, trees, turf, hardscape, outdoor structures, sports courts, outdoor kitchen), all furniture and art (if included), all project management, site supervision, quality control, safety, permits, approvals, and contingencies. The contract includes a detailed schedule with milestones across 24-36 months, payment terms tied to milestones (typically 30-40 milestone payments to match cash flow), warranty documents, dispute resolution, and confidentiality provisions.
  7. Permitting & Approvals (2-6 months, may overlap design): We handle all approvals: housing society design approval (DHA, Bahria Town, etc. – 2 kanal estates require special review by a design committee, often multiple rounds), development authority building permit (LDA, KDA, CDA – may require structural calculations, MEP designs, environmental clearances, traffic impact study, etc.), fire department approval (sprinkler and alarm system design for large structures), and any other permits (utilities, environmental, etc.). We have deep relationships with these authorities – we manage the process, but 2 kanal approvals take time. We plan for this in the schedule.
  8. Construction – Phased with Intensive Quality Gateways (18-24 months): We execute construction in phases: substructure (piling or deep foundations – most critical phase for 2 kanal estates, taking months of careful concrete pours and testing), superstructure (post-tensioned slabs, columns, beams, stairs – with multiple inspections at each pour), lock-up (roof, external doors/windows, building secure – \~12 months in), MEP rough-in (electrical conduits, plumbing pipes, HVAC ducting, BMS cabling, security cabling, AV cabling, elevator rails and wiring – coordinate with structure to avoid conflicts), finishes (flooring installation, wall finishes, ceiling installation, millwork installation, painting – \~3-6 months), MEP trim-out (fixtures, equipment, controllers, pool equipment, irrigation controls), landscaping (grading, planting, hardscape, irrigation, outdoor structures, sports courts, pool), and external works (driveway, boundary wall, gates, fencing, lighting).
