Warranty Services

At Ahmed Construction Company (ACCO), our responsibility does not end when the construction work is completed. We believe that a successful project is one that continues to perform well long after delivery. That is why we provide reliable warranty services as part of our commitment to quality and client satisfaction. Our warranty support ensures that every structural and construction element is backed by professional accountability. If any issue related to workmanship or materials arises within the warranty period, our technical team evaluates the matter and provides the necessary solution quickly and efficiently. Through proper documentation and project support, we maintain clear records of construction specifications, materials used, and quality standards followed during the project. This documentation helps clients understand their warranty coverage and provides transparency throughout the process. With Ahmed Construction Company (ACCO), clients gain not only a well-built structure but also the confidence that expert support is available whenever it is needed.

#1 Warranty Services in Pakistan | ACCO

You have spent years saving. You have invested crores in your home. The contractor handed you the keys. You moved in. Then the cracks appeared. A hairline crack in the living room wall. A leak under the kitchen sink. A door that started sticking after one monsoon. You called the contractor. His phone is switched off. You called again. He says “normal settlement” and does not come. You call a month later. He has disappeared. You are left with a home that is falling apart and no one to fix it. This is the reality for most Pakistani homeowners. Contractors build, take payment, and vanish. Warranties are non-existent.

Ahmed Construction Company (ACCO) changes that with professional Warranty Services in Pakistan. For over 25 years, we have built homes and commercial buildings for clients who demand accountability. Our notable clients – Meezan Bank, Bata, BUITMS – require comprehensive warranties. We bring that same warranty protection to every home we build. When we build your home, we do not disappear. We stand behind our work with a written warranty covering structure, MEP systems, and finishes – and we respond when you call.

A construction warranty is a written guarantee that the builder will repair defects in materials or workmanship for a specified period after completion. Unlike most contractors who offer only verbal promises (or nothing at all), ACCO provides a comprehensive, written warranty backed by our 25-year reputation. Our warranty covers: structural defects (foundation cracks, column/beam failures, slab settlement, roof leaks – typically 10 years), MEP systems (electrical faults, plumbing leaks, HVAC failures – typically 2-5 years depending on component), finishes (flooring issues, paint defects, joinery problems, tile cracks – typically 1-2 years), and workmanship (poor installation, non-compliant construction – typically 1 year). We also provide aftercare services (annual maintenance checks, emergency repairs, warranty claims processing) and documentation (warranty certificate, terms and conditions, claim procedure, emergency contact numbers). Whether you are a homeowner wanting protection, a commercial client needing warranty for your building, or an existing ACCO client with a warranty claim, our warranty services ensure your building stays in excellent condition long after construction ends.

What Are Construction Warranty Services in Pakistan?

Construction Warranty Services encompass the formal guarantee that a builder provides to cover defects in materials, workmanship, and systems for a specified period after project completion. A warranty is a legally binding commitment – not a verbal promise. In Pakistan, most contractors offer no written warranty. If they do, it is often vague (“1 year warranty”) without specifying what is covered, exclusions, claim procedure, or response time. When something fails, they argue it is “normal” or “not covered.”

ACCO’s warranty is comprehensive and transparent. Our standard warranty includes: structural warranty (10 years coverage against defects in foundations, columns, beams, slabs, load-bearing walls, roof structure – including cracking, settlement, deflection, failure, and material deterioration. Does not cover normal shrinkage cracks (< 1/16 inch) or settlement < 1/2 inch, or damage from misuse, alterations, or natural disasters beyond design basis). MEP warranty (electrical: 5 years coverage against wiring defects, breaker failures, panel issues, grounding problems, fixture defects, and backup power integration (generator/UPS) – does not cover bulbs, batteries, or user-caused overloads. Plumbing: 5 years coverage against pipe leaks, drain blockages (not from user misuse), fixture leaks, water heater defects (tank 2-5 years depending on manufacturer), water pressure issues caused by installation. HVAC: 2-5 years (depending on equipment type, manufacturer warranty may be separate but ACCO coordinates and installs correctly to avoid voiding that warranty – coverage includes installation defects, refrigerant leaks, compressor failures due to improper installation, control issues). Finishes and workmanship (1 year coverage against tile cracks (not from structural movement beyond tolerance), grout failure, paint peeling (not from normal wear or moisture from user), flooring delamination or separation (if properly maintained), joinery defects (cabinet doors misaligned, drawers not sliding, hardware failure), door/window operation (sticking, not sealing), and cosmetic defects).

Our warranty service also includes: aftercare (annual maintenance check (optional, fee-based) to inspect structure, MEP, finishes, identify potential issues before they become failures, and provide maintenance recommendations), emergency response (24-48 hour response for urgent issues (major leaks, electrical hazards, security-related failures, no heat/AC in extreme weather), and claim processing (simple procedure: client reports issue (phone, email, web form), ACCO dispatches technician (or engineer for structural), assessment determines if covered, repair scheduled and performed, client signs off).

ACCO’s warranty services are backed by our engineering team (PEC-registered engineers assess structural claims, MEP engineers for system issues) and our construction team (skilled technicians perform repairs). We also provide warranty documentation: warranty certificate (issued at project completion: coverage periods, exclusions, claim contact information, and emergency numbers), maintenance manual (guidance for homeowner: cleaning, filter changes, seasonal checks, what to look for, and warranty preservation (what voids coverage)), and spare parts list (paint touch-up, extra tiles, hardware, etc.). For homeowners, commercial clients, and developers across Pakistan, Warranty Services in Pakistan from ACCO provide peace of mind that your building is protected long after construction ends.

ACCO: 25+ Years of Standing Behind Our Work

Ahmed Construction Company (ACCO) has been providing construction warranties for over 25 years. From our Lahore headquarters at Office 2, 3rd Floor, Bigcity Plaza, Gulberg-III, and our Karachi office, we have completed hundreds of projects and continue to support them long after handover. Our notable clients – Meezan Bank (80+ branches with ongoing aftercare), Bata (showrooms we maintain), and BUITMS (campus buildings under warranty) – require long-term warranty support. We provide it.

What makes ACCO’s warranty different is our engineering depth. Most contractors cannot offer structural warranties because they have no engineering basis for their work – they do not have soil reports, structural calculations, material test reports, or inspection logs. They cannot prove the building was designed or built correctly. ACCO maintains complete documentation (soil investigation report, structural drawings stamped by PEC engineers, material test reports (concrete, rebar, blocks), inspection logs (reinforcement before each pour, concrete pour logs, curing logs), and as-built drawings). When a warranty claim arises, we can determine if the issue is a defect (covered) or normal wear/external cause (not covered). We also have in-house engineers (not just call center operators) to assess structural claims. And we use our own construction crews (not subcontracted repair teams) to ensure repairs are done correctly.

Our warranty coverage includes all project types: residential (homes, apartments, villas), commercial (offices, banks, retail, showrooms), industrial (warehouses, factories), and institutional (schools, hospitals). We also provide warranty services for projects built by other contractors (third-party warranty – we inspect, document, and provide warranty coverage for a fee). And we serve international clients in the UAE, UK, Saudi Arabia, Canada, and USA who need warranty support for their Pakistan properties. When you choose ACCO for Warranty Services in Pakistan, you get protection backed by engineering documentation, responsive service, and a 25-year reputation.

Our Warranty Service Categories

Our Warranty Process

ACCO follows a structured, client-friendly process for every Warranty Services in Pakistan. We make claims easy because we stand behind our work.

  1. Warranty Issuance (At Project Completion): Upon project completion, we provide you with: warranty certificate (one-page summary: coverage periods, exclusions, effective date, claim contact info, emergency numbers), warranty terms and conditions (detailed document explaining what is covered, what is excluded, claim procedure, response times, and dispute resolution (arbitration)), maintenance manual (guidance for homeowner: cleaning, filter changes, seasonal checks, warranty preservation – what voids coverage), spare parts list (paint touch-up, extra tiles, hardware, etc.), and as-built drawings (for future reference).
  2. Routine Use Period (Owner Occupancy): You live in your home. Perform routine maintenance (per manual). We recommend annual maintenance check (optional, fee-based). During this period, if you notice a potential defect (crack, leak, sticking door, electrical issue), document it (photo, date, description).
  3. Warranty Claim Reporting: You report the issue through our warranty portal (phone, email, or web form) preferred web form or email with photos and description. Provide your name, address, project ID (from warranty certificate), description of issue, when you first noticed it, supporting photos, videos, if possible. Our warranty coordinator logs the claim, assigns tracking number, and acknowledges receipt (within 24 hours).
  4. Assessment & Determination: ACCO dispatches technician (for finish, joinery) or engineer (for structural, MEP) to your site within specified response time (emergency: 24-48 hours, non-urgent: 7-14 days). Our representative inspects the issue, determines cause (construction defect (covered) vs. normal wear (not covered) vs. owner misuse/neglect vs. maintenance), and documents findings (photos, measurements, notes). If covered, we schedule repair. If not covered, we provide repair estimate (separate billing, optional) and explanation (in writing).
  5. Repair Execution: For covered claims, ACCO schedules repair (within 7-14 days of assessment, sooner for urgent). Our technicians perform repair (using materials matching original where possible, or agreed alternative). For structural repairs, PEC engineer oversees. For MEP repairs, licensed electrician/plumber/HVAC tech. For finish/joinery repairs, qualified carpenter, painter, tile setter. We minimize disruption to your occupancy.
  6. Client Sign-Off & Warranty Update: You inspect the repair. If satisfied, you sign off (approval). ACCO updates warranty log, closes claim. If repair is not satisfactory (defect recurs, you are not satisfied), we return and correct. If recurrence suggests a different underlying cause, we reassess.

Why Pakistani Homeowners & Businesses Choose ACCO for Warranty

In Pakistan, construction warranties are almost unheard of. Most contractors take your money and disappear. When something breaks, you pay out of pocket – sometimes crores for structural repairs. Homeowners and businesses choose ACCO because we offer something rare in Pakistan: accountability. We provide a written warranty, backed by engineering documentation, with clear response times and dedicated aftercare staff.

Our warranty clients include: homeowners who want protection for their biggest investment, commercial clients (banks, retailers) who cannot afford downtime, real estate developers who need to offer warranties to their buyers, expat owners (UAE, UK, Saudi, Canada, USA) who need remote warranty support, and third-party clients (homes built by others) who want ACCO’s engineering assessment and warranty coverage after identifying issues (cracks, leaks, etc.). They choose ACCO for: engineering depth (we can diagnose properly), responsive service (we answer calls), financial stability (25+ years in business, we will be here to honour the warranty), transferability (warranty increases resale value), and third-party option (we can warranty existing buildings after inspection).

Frequently Asked Questions About Construction Warranty in Pakistan

1. What is architectural engineering and why does my warranty need it?

Architectural engineering applies engineering principles to building design. For warranties, architectural engineering is essential because most defects relate to design or construction quality. When you report a crack in the wall, is it normal shrinkage (not covered) or structural failure (covered)? An engineer can determine the cause using soil reports, structural calculations, material test reports, and inspection logs. Without engineering, the contractor can claim any crack is “normal settlement.” ACCO’s warranty is backed by PEC-registered engineers who can assess claims objectively.

2. How do I get a floor plan designed for my house before warranty?

Contact ACCO via phone (+92 322 800 0190), email (info@acco.com.pk), or our Contact Us page. We provide full architectural and structural design services, including home floor plan, through our integrated team. Buildings built with proper design and documentation are easier to warranty. Warranty is available whether ACCO designs or you provide your own design (subject to review).

3. What is the difference between architectural design and structural engineering for warranty?

Architectural design creates the layout, finishes, and appearance – warranty covers finishes (1 year). Structural engineering designs foundations, columns, beams, slabs – warranty covers structure (10 years). Both are covered under ACCO’s comprehensive warranty when we build. If you provide only architectural design, we still provide structural engineering (and warranty on our structural work).

4. Do you provide 3D walkthroughs to document conditions for warranty?

We can provide a 3D architectural walkthrough as a visualization tool during design. For warranty documentation, we rely on as-built drawings, material test reports, and inspection logs – not 3D renderings. The 3D walkthrough helps you approve design before construction; the technical documentation supports warranty claims.

5. Can ACCO provide warranty for commercial plazas and hospitals as well as homes?

Yes. ACCO’s warranty services cover all building types: residential (homes, apartments, villas), commercial (offices, banks, retail plazas, showrooms), industrial (warehouses, factories), educational (schools, colleges), healthcare (hospitals, clinics), and hospitality (hotels, restaurants). Each building type has specific warranty considerations (higher traffic, specialized equipment, stricter systems) – we tailor coverage accordingly. Learn more about our engineering capabilities for different building types.

6. Can I get warranty for a home built by another contractor?

Yes. ACCO offers third-party warranty for existing buildings (homes, offices, etc.) built by other contractors. We conduct a thorough inspection: structural assessment (cracks, settlement, moisture, foundation, roof), MEP assessment (electrical, plumbing, HVAC testing), finishes assessment (flooring, walls, ceilings, joinery). We identify existing defects (excluded from warranty), recommend repairs, and after repairs are completed (by you or ACCO), we issue a warranty (similar to our standard warranty) covering future defects. This is ideal for home buyers purchasing a resale home who want warranty protection, or for property owners who have lost confidence in their original contractor.

7. What voids the warranty?

Warranty coverage (ACCO’s) may be voided by: modifications or alterations (any structural changes (cutting beams, removing columns, adding heavy loads without engineering) – void structural warranty; any MEP modifications (rewiring, replumbing) by unlicensed persons – void MEP warranty; any modifications to finishes (painting, flooring, joinery) may void finish warranty (if improperly done). Lack of maintenance (failure to perform routine maintenance (cleaning gutters, replacing HVAC filters, sealing grout) – may void related coverage. Negligence or misuse (overloading shelves, using harsh chemicals on marble, flushing inappropriate items, etc.). Acts of nature (earthquakes exceeding design basis, floods, fires). Unauthorized repairs (repairing defects yourself or hiring third party without ACCO’s approval may void coverage for that issue and related issues). We provide a detailed list of exclusions and warranty preservation requirements in the warranty terms and conditions document at handover.

8. How much does a construction warranty cost?

For ACCO-built projects, the warranty is included in the construction contract – no separate fee. For third-party warranty (existing buildings), ACCO charges a one-time fee covering inspection, defect identification, and the warranty period (typically 1-10 years depending on coverage). As of 2025, very approximate ranges for third-party warranty (existing home): Basic structural inspection + 1 year warranty (limited coverage): PKR 100,000-250,000 depending on home size. Full inspection (structure, MEP, finishes) + 5 year structural + 2 year MEP + 1 year finishes: PKR 250,000-500,000 (for a typical 10 marla home). Contact ACCO for a fixed-price quote based on your specific building, desired coverage, and inspection findings.
