Launch of Online Registration of Tenants in Pakistan

Renting out your vacant property is a good way of earning extra income and keeping the space occupied while maintaining the ownership. However, finding the right tenant who pays their rent on time, who does not damage your property and holds no criminal record can be difficult. It can be even more nerve wracking if you’re a landlord who’s renting out property for the first time. Fret not! You should know that Pakistan has a number of laws in place to protect your rights as a landlord. For starters, all tenants are supposed to register themselves at the nearest police station. If you think registering yourself during the Covid-19 pandemic isn’t safe then there’s some good news for you. Inspector General Police Islamabad Qazi Jamil ur Rehman has launched online registration of tenants which will make the process easier, while protecting landlords from any potential threat.

Online Registration Of Tenants

Registering tenants with the local police station secures the landlord since the record of the new tenant is also with the police now. The previous method of registering tenants with the law enforcement body was manual, and took the effort of physically visiting the police station and submitting the documents by hand. This also took time to retrieve the documents when needed. The online registration will not only make the process simpler, easier and more convenient but also help in pulling the files of desired tenants quickly if needed.

Landlord-Tenant Law in Pakistan

We have a guide that highlights things to consider before signing the tenancy agreement that’s useful for both the owner and the tenant. However, there are few things about landlord-tenant law in Pakistan that both parties should know considering real estate is one of the fastest-growing industries in the country.

Broadly, one should know:

  • What is a tenancy agreement and how it is drafted
  • Property taxes of the rented space are payable by the landowner and the tenant should be reimbursed the amount if they have paid it
  • If the property is damaged by the tenant, they should pay for it unless it is something that was the outcome of a natural disaster or seepage etc.
  • Subletting the property without the written consent of the real owner can be challenged in court

Revoking Agreement Or Evicting A Tenant

Landlords love tenants who pay their rent on time or within the agreed time frame. Both the parties are required to follow the terms and conditions of the signed agreement. The law only gives the right to a landowner to ask for eviction if:

  • The tenant violates property rules / rental agreement
  • The property is used illegally or for something that has not been allowed by the owner
  • Property is damaged
  • Rental charges do not suit to one party

The landowner will be required to give a formal notice to the tenant and sufficient time (as written in the agreement) to clear the property.
